Appointed by our valued client, Barcud Housing Association, in 2022, we were commissioned to prepare a Section 73 application for a site within their ownership. The site had an existing permission for 53 affordable homes across a range of tenures; however, with approximately 22 different house types proposed, there was a clear need to simplify the development.
The client's brief was clearly defined from the outset. Their ambition was to deliver homes of exceptional quality in terms of architectural appearance, space standards, and energy efficiency, while creating a strong sense of place for both residents and visitors. The overarching vision for the scheme was to provide high-quality, affordable housing that meets local needs through the regeneration of a redundant former farm site located at the heart of the village.
The resulting development comprises a carefully considered mix of low-energy, highly efficient homes across a variety of tenures, including private sale, shared ownership, and social rented properties.
The first phase of the scheme, comprising 41 homes, was completed by Sterling Construction in late 2025 and formally handed over in early 2026.
